How Portland’s Market Compares to National Trends

With headlines swirling about a cooling national housing market, many Portland buyers and sellers are asking the same question: How does our market stack up? Spoiler: Portland is doing its own thing—as usual.

Inventory and Activity: More Listings, Mixed Signals

Across the country, inventory remains tight in many regions. But Portland is seeing a slow and steady rise in active listings. According to the July 2025 RMLS Market Action report:

  • Inventory: Up to 3.7 months (the highest of 2025)
  • New Listings: 2,931, a 0.9% increase YOY
  • Closed Sales: 2,005, slightly down YOY

Nationally, inventory is increasing as well, but not nearly as fast. Portland’s market is slightly ahead of the curve—giving buyers more options and room to negotiate.

Price Growth: Slowing, but Steady

While some U.S. cities are seeing outright declines in home values, Portland has stayed relatively even-keeled:

  • Average Sale Price: $611,400, up 1.2% YOY
  • Median Sale Price: $549,000, up 1.8% YOY

That’s modest compared to boom cities, but it reflects a healthier, more sustainable growth rate. Nationally, CoreLogic reported just a 0.7% increase in national home prices YOY in July 2025—so Portland is outpacing that slightly.

Interest Rates: Matching the National Pulse

Mortgage rates are still hovering in the 6.5%–7% range nationwide. Portland borrowers are facing the same challenge. But thanks to more listing activity and longer market times (now averaging 52 days), buyers can take more time—and negotiate harder—than in past years.

So, What Does This Mean for You?

  • If you’re buying: You’ll find more choices than last year, and possibly some wiggle room on price or concessions.
  • If you’re selling: Pricing it right is more important than ever—today’s buyers are savvy and patient.
