Frequently Asked Questions
How do I decide which Portland Metro suburb fits me?
The three variables that matter most for most buyers are commute, schools, and price. Commute times to downtown Portland run from about 20 minutes off-peak (Tualatin, West Linn) to 45 minutes (outer Hillsboro, Gresham). School district reputation varies significantly. Prices span roughly $400,000 median SFR (Gresham) to $1,100,000 median SFR (Lake Oswego). Start by ranking your priorities among those three, then narrow. The city pages above have current data for each.
Which suburbs have the top-rated schools?
By Oregon Department of Education performance metrics, the highest-rated Portland Metro school districts are Lake Oswego, West Linn-Wilsonville, Sherwood, and portions of Beaverton (specifically the Sunset, Westview, and Mountainside boundaries). Hillsboro School District runs strong Spanish and Japanese dual-language immersion programs. Tigard-Tualatin and Oregon City are solid comprehensive districts. Each city page above links directly to the district’s website and to third-party performance data.
What’s the commute to downtown Portland from each?
Off-peak driving estimates: Beaverton 20 to 25 minutes, Tigard 20 to 30, Tualatin 20 to 30, Lake Oswego 15 to 25, West Linn 25 to 35, Oregon City 25 to 30, Sherwood 30 to 45, Hillsboro 25 to 35, Gresham 20 to 30. MAX rail serves Beaverton (Blue Line), Hillsboro (Blue Line terminus), and Gresham (Blue and Green Lines) with commutes of 45 to 55 minutes to downtown. WES Commuter Rail connects Beaverton and Wilsonville via Tigard and Tualatin. Rush-hour times run 40 to 100 percent longer.
Where do I get the most house for my money?
Gresham has the lowest median single-family price of the nine cities at roughly $495,000, with direct MAX access to Portland. Hillsboro and Oregon City are next tier at $555,000 and $581,000 respectively. Beaverton and Tigard sit in the mid-$600Ks. Tualatin, Sherwood, and West Linn are $630,000 to $823,000. Lake Oswego is the highest at $1.11M median SFR. Each city page has the current numbers refreshed twice daily.
Which cities have MAX or rail access?
MAX Blue Line: Beaverton (multiple stations, downtown Beaverton is the primary hub), Hillsboro (Blue Line terminus at Hatfield Government Center), Gresham (Blue and Green Lines). MAX Green Line: Gresham (Clackamas Town Center is Green Line terminus, southeast Portland connection). WES Commuter Rail runs Beaverton to Wilsonville with stops in Tigard and Tualatin. Lake Oswego, West Linn, Oregon City, and Sherwood are car-dependent for commutes but have TriMet bus service. The planned SW Corridor MAX extension will eventually terminate in Tigard.
What’s the metro market doing right now?
Across the nine cities, single-family prices are flat to modestly down year-over-year. Days-on-market is up meaningfully in several cities (Gresham +50%, Tigard +45%, West Linn +43%, Hillsboro +27%), indicating buyers are taking longer to decide even though sellers are still generally getting close to list price. Condos have softened more than single-family across the board. The city cards above show live numbers; each city page has the full breakdown by property type.
Are these listings from the MLS?
The market statistics on each city page come from RMLS (Regional Multiple Listing Service), the primary MLS covering Oregon and SW Washington. Data is aggregate-only — we don’t publish individual listings on the market data pages. For active listings and property searches, use our home search. Data is refreshed twice daily at 6 AM and 6 PM Pacific.
