The median smooths across a genuine range: hillside custom homes with unobstructed Cascade views can trade well over $2M, while older mid-century homes on interior lots trade closer to the citywide median. If you are comparing a specific address, view corridor matters more than any other single variable, and it is not visible in aggregate stats.
Days-on-market here tends to run longer than the citywide average, driven by the higher-end tail of the price distribution.
Portland’s Southwest Hills: Portland Heights on the eastern ridge closest to downtown is the oldest sub-area. Council Crest and Healy Heights carry view premiums. Hillside sits on the north end (adjacent to Washington Park). Arlington Heights is a small polygon near Washington Park with older housing stock. Sylvan-Highlands sits along the Sylvan corridor at the top of Highway 26.
Raleigh Hills, West Slope, Garden Home: unincorporated Washington County. These communities have not been annexed into the City of Beaverton; individual parcels are occasionally annexed, so confirm jurisdiction for a specific address with Washington County. City-of-Portland zoning does not apply here.
The West Hills has limited commercial infrastructure by design. Most day-to-day retail is accessed downtown (a short drive down) or along the Hillsdale, Beaverton-Hillsdale Highway and Raleigh Hills corridors to the southwest. New Seasons Market at Raleigh Hills Plaza is a common anchor for daily shopping. Old Market Pub & Brewery and Casa Colima Mexican Restaurant are Raleigh Hills stalwarts along Beaverton-Hillsdale Highway.
Council Crest Park anchors the ridge with panoramic views. Marquam Nature Park contains the Marquam Nature Trail, connecting Council Crest to the Terwilliger corridor along a 5.5-mile linear forested park. Washington Park is a short drive north and includes Hoyt Arboretum, the International Rose Test Garden, the Portland Japanese Garden, and the Oregon Zoo. Raleigh Park and Fanno Creek Trail sit within the Raleigh Hills area.
Attendance areas vary by address. West Hills addresses (Portland side) are typically served by Portland Public Schools, generally including Ainsworth Elementary or Bridlemile Elementary, West Sylvan Middle School, and Lincoln High School. Raleigh Hills and West Slope are within the Beaverton School District, typically Raleigh Hills K-8 and Beaverton High School. Garden Home is also Beaverton School District, generally Montclair Elementary, Whitford Middle School and Southridge High School. Verify any specific address with the district directly.
Downtown Portland is 5 to 15 minutes by car from most West Hills addresses. I-405 and Highway 26 provide freeway access. Highway 217 is reached via Beaverton-Hillsdale Highway from Raleigh Hills. TriMet bus service is limited given the topography and low residential density on the Portland side; a car is essentially required for daily life in most of this footprint. There is no MAX light rail directly serving these neighborhoods; the closest MAX access is the Blue Line at Sunset Transit Center.
The West Hills gives you mature trees, dramatic topography, view corridors that other Portland neighborhoods cannot offer, and immediate access to Marquam and Washington Parks. You give up commercial-corridor infrastructure, transit density, and lower-tier pricing. This is a car district by default.
Raleigh Hills, West Slope and Garden Home give you Beaverton School District access, newer housing stock, and Washington County services at lower price points than the Portland ridge; you give up the direct downtown Portland proximity and the City of Portland tax base.
Direct alternatives: Forest Heights and Northwest Heights trade downtown proximity for newer construction and master-planned amenities; Dunthorpe and Riverdale trade urban Portland for a lower-density riverfront setting; Bridlemile and Vermont Hills trade some ridge topography for larger lots at lower price points.
